What AppealPanda Is (and Is Not)

At AppealPanda, we believe nobody has more information about your property, or cares more about getting it right, than you do — so you’re the best-positioned person to appeal it. We just provide the software tool that removes the friction from that process. We do not file your petition for you. We do not act as a law firm, appraisal firm, or tax advisor. We do not represent you before your jurisdiction’s tax appeal board. Our reports are designed to be used by homeowners as evidence when filing their own DR-486 petition.

Data Sources & Methodology

We use each county’s public property assessment roll, proprietary comparable-sales data, and current millage rates to calculate a supported value and estimated tax impact. Comparable sales are selected and adjusted using a consistent, rules-based methodology — not manual guesswork — so every report follows the same standard regardless of which county your property is in.

Your Responsibilities & Reliance on Public Data

Our estimates rely on publicly available county data, which can occasionally contain errors or lag recent sales. You’re responsible for reviewing your report before filing, and for meeting your county’s petition deadline. Results are estimates — your jurisdiction board makes the final decision on any reduction.

Filing & Representation

AppealPanda gives you the evidence and the exact steps to file, but you file your own petition. Only a small number of properties are ever scheduled for a hearing — most petitions are resolved before one is needed. We don’t attend hearings or represent you before the board. If you’d rather have an attorney or agent represent you, AppealPanda may not be the right fit.
